The service

Prop Investor AI helps you research Australian suburbs and properties using an AI research assistant, and can match you with licensed property professionals. The AI is a research assistant / property assistant only. It is not a buyer’s agent, agent, adviser or financial adviser, and nothing it produces should be understood as personal advice. The Service does not disclose specific street addresses.

No financial or professional advice (AI disclaimer)

The Service is powered by AI and it can make mistakes. Suburb data, growth projections, yields, scores, recommendations and any other output shown in the Service are general information only and do not constitute financial, legal, tax, credit or investment advice and do not take into account your objectives, financial situation or needs. Always do your own research and consult a licensed Australian professional before making any property or financial decision. You are solely responsible for decisions you make based on the Service.

Data accuracy

Live data is sourced from third parties (for example realestate.com.au, Domain, CoreLogic/Cotality, PropTrack and Homely) and may be delayed, incomplete or inaccurate. Figures are point-in-time and should be verified directly with the source before you rely on them. We do not warrant the accuracy, completeness or timeliness of any data in the Service.

Referral disclosure & partner independence

Buyer agents, finance brokers, accountants and other professionals in our network are independent businesses. Where you ask to be matched, we may share your details with matched partners who may contact you, and Prop Investor AI may receive a referral, commission, lead or pay-per-lead fee when you connect with a partner. We do not control, supervise or guarantee the advice, services, fees or outcomes provided by any partner. Your dealings with a partner are between you and that partner. Your account & acceptable use

• You must be at least 18 years old and provide accurate information.
• Sign-in is passwordless; keep access to your email and OAuth accounts secure.
• You must not misuse the Service, including scraping, reverse engineering, attempting to derive street addresses, or using outputs to harass or mislead others.

Agents & partners

If you register as an agent or partner, you additionally agree to any applicable lead/pay-per-lead and payment terms, warrant that you hold the licences required to provide your services, and are responsible for your own compliance and the advice you give.

Intellectual property

The Service and its content (excluding third-party data and your own submissions) are owned by us or our licensors. We grant you a limited, non-exclusive, non-transferable licence to use the Service for your personal, non-commercial property research.

Limitation of liability

To the maximum extent permitted by law, and subject to any rights you have under the Australian Consumer Law that cannot be excluded, the Service is provided “as is” and we exclude all warranties and are not liable for any loss arising from your use of, or reliance on, the Service, its AI outputs, third-party data, or any partner.

Changes & governing law

We may update these Terms from time to time; the “Last updated” date above shows when they were last revised, and continued use after a change means you accept the updated Terms. These Terms are governed by the laws of Victoria, Australia, Australia.
